Successfully redeveloping this residential complex to reset the asset life for 50 years

The project:

We were engaged as the lead design consultant, project manager, Engineer to the Contract and quantity surveyor on this complex remediation project in Papatoetoe, comprising fourteen residential units in a two-storey, two-building complex.

Our designers collaborated closely with the wider team of sub consultants, effectively co-ordinating the structural, fire, mechanical and electrical engineering specialists. Our project managers managed the overall design and construction stages, ensuring cohesion between the consultants and a focus on designing and delivering the project in line with Kāinga Ora’s requirements.

Our quantity surveyors were involved at the procurement stage and then went on to provide overall financial management of the construction stage of the project, through to final account.

To ensure that our design outputs aligned with the client's brief and adhered to Kāinga Ora's design standards, we took steps at the beginning of the project to ensure that our design team and all external consultants fully understood the client's needs..

We provided creative and cost-effective design solutions by selecting appropriate and contemporary materials and colours that revitalised the various elements. We also minimised refurbishment costs by identifying and addressing known defects and non-compliance at the start of the design phase, allowing for changes to be made on paper rather than having to address them during construction where delays can lead to cost overruns through extension of time claims.
