The project:
Our team was engaged to deliver a Terminal Lease Reinstatement Assessment for the large industrial property leased by our client Turners Auto Group, comprising warehousing, office accommodation and extensive hardstand areas.
The assessment involved a comprehensive site inspection, detailed review of lease documentation, and analysis of alterations and improvements completed throughout the tenancy.
Through this process, we identified maintenance, repair and reinstatement items that could be relevant at lease expiry, supported by photographic records and a detailed schedule of observations. We also obtained quantity surveying input, in order to provide indicative cost estimates for identified works.

Lease reinstatement obligations can have significant financial implications, particularly for large commercial properties. Our assessment provided Turners with a clear understanding of potential obligations, likely costs and key areas of risk, in advance of lease expiry.
By combining our building surveying expertise with a detailed review of lease requirements and the condition of the property, we established an evidence-based foundation for future discussions with the landlord.
The resulting report translated complex lease provisions into practical, actionable information. This helped our client assess potential liabilities, reduce uncertainty and approach lease-end negotiations with confidence.
