Set within a sizeable industrial complex in central South Auckland, this large, long-standing tenancy required a clear understanding of its true condition amidst decades of use, change, and evolving operational demands.

The project:

We were engaged to deliver building consultancy services to support the head tenant of a large industrial complex in understanding their reinstatement obligations, and in preparation for upcoming landlord negotiations.

Our building surveying team completed a terminal Reinstatement Assessment; a highly detailed review of the tenancy that in this case included an analysis of historic lease information, and identification of required make-good works. As part of this process, we also completed a full 3D digital scan, creating a high‑fidelity digital twin of the site which gave the tenant an objective, detailed visual record of the building’s layout, and existing condition, to support their planning, decision making, and upcoming discussions.

We were able to give the tenant a clear, independent view of their reinstatement requirements, removing uncertainty and reducing the risk of disputes with the landlord. Our technical advice and digital model provided an evidence‑based foundation for negotiations, ensuring all parties worked from verified information. By identifying required works, clarifying potential liabilities, and supplying accurate digital documentation, we helped the tenant understand their obligations, plan efficiently, and protect their commercial position.
