Following building performance issues, a large residential tower was the subject of a dispute, requiring rigorous technical investigation in support of a complex legal process.

The project:

This 40-storey residential tower in central Auckland comprising over 400 units, was experiencing significant building performance issues. These included widespread passive fire protection failures, and internal and external waterproofing defects. The Body Corporate required a comprehensive understanding of the issues in order to plan remediation, and to meet evidential requirements for legal proceedings.

Our team was engaged to lead an extensive investigation programme that involved invasive and destructive weathertightness testing, and coordination with specialist fire and structural engineers. We mapped defects throughout the building, prioritised risk, and assembled the technical evidence necessary to support the dispute process.

We delivered a multidisciplinary investigation that identified systemic waterproofing failures and major life‑safety concerns, including inadequate passive fire measures and related structural implications. 

By providing clear, technically robust reporting, we equipped the Body Corporate with a defensible evidential base and a practical remediation roadmap. Our involvement strengthened the dispute strategy, clarified the extent and severity of failures, and supported informed decision‑making in what has become one of New Zealand’s most notable residential building defect cases.
