Our building surveying team was engaged by the property owner of this industrial warehouse in Christchurch to conduct a condition survey and digital twin capture, establishing a baseline for reinstatement following the conclusion of a tenancy.

The client wished to establish the extent of work that their tenant was required to undertake at the termination of their lease. The project was two-fold, with our team being appointed before and after the completion of the reinstatement works.

Stage one involved conducting a leasehold reinstatement survey and producing a condition report. The reinstatement assessment report included a detailed schedule of necessary ‘make good’ works and the associated costs, which could be used in negotiations or legal proceedings with the tenant if required.

Stage two involved performing digital twin capture services after the upgrade and reinstatement works were completed to provide a point-in-time record of the property's condition.

The digital twin model was delivered within a week, providing an accurate record of the property's condition before and after the works, supporting efficient negotiations, legal processes, and future lease and insurance needs.
