The Pulse, a 65-unit apartment complex in Ponsonby, needed to be restored to a safe, healthy, and sustainable condition for the sake of both the owners and tenants.

The project:

We were engaged to provide architectural design and contract administration services for the remediation of weathertightness issues on this multi-unit residential complex. We were tasked with preparing a design solution and the required documentation for the extensive re-clad of the existing apartment building.

 

Our value add:

We were able to commence construction on schedule by completing the concept, developed, and detailed design phases in an incredibly tight timeframe, taking roughly two-thirds of the time typically required for a project of this nature.

The project involved extensive consultations with multiple stakeholders, and we effectively managed other consultants while working in close collaboration with the contractor through an early contractor involvement (ECI) process to ensure that the design was both cost-effective and feasible for construction.

During the construction phase, unforeseen issues regarding passive fire compliance emerged. However, we worked closely with the other consultants and the Council to address these issues and enable work to proceed without disruption.
